Your AD will be seen by millions of people worldwide so here are a few TIPS FOR LISTING YOUR PROPERTY...

Your Ad Title should be attention grabbing, such as “Romantic, Quiet Getaway in the Heart of the Great Smokey Mountains”.

Your Detailed Description is a sales pitch, so sell it! It should be limited to three or four clear, concise paragraphs. If you write too much you may lose a potential renter’s attention.

The more pictures of your property the better. When you visit any website, don’t the pictures catch your eye and grab your attention? Use a good digital camera and get shots of all the rooms, amenities and the views. We have three levels of allowed photos. Basic Silver is 4, Gold is 8, and Platinum is 12, photos allowed. Rates should be spelled out for each season, nightly, weekly, etc. Include a “Rates are subject to change” disclaimer in your rates notes.

All your amenities should be listed and/or chosen from our selections. The more amenities you list the better, like linens included, coffee makers, blenders, etc. If you would like us to add specific amenities, please send us an email to webmaster@olisted.com .

List local attractions, amusement parks, restaurants, shopping, etc.

Have an availability calendar. Everyone likes to know what’s available and it also saves you from fielding unnecessary phone calls. Look for the OListed.com calendar COMING SOON.

List your Rental deposits (half of rental fee, etc.) along with Security deposits that may or may not be refundable.

Have a specific Rental Agreement and Rules for each of your properties. Include cancellation polices, check-in/out times, emergency contact numbers, confirmation letters, specifics of golf carts or other amenities, refund policies and/or hurricane policies, cleaning duties, trash pick-up, etc. See our member panel for a FREE Rental Agreement template you can download.

Use a real estate type key box for your keys and change the combination often. Have your maid or a neighbor change the code and keep spare keys. This will save you time and energy from having to swap keys between renters.

Keep insurance policies handy at home.

Have a contractor you can call in the event of an emergency such as a leaky pipe, etc.

If you accept checks, make sure it clears your bank before giving out keys or combinations to key boxes. Always make sure you have your rental deposit before releasing the property to the renter. And NEVER accept cashier's checks for greater than the amount of the rental, with a promise to send the difference back to the renter. This is always a scam.
