Advertisers and Renters
NOTICE TO ALL RENTERS AND ADVERTISERS - OListed.com is a listing service only. You are responsible for conducting your own investigation regarding any and all claims made by prospective renters or vacation property owners or agents. You assume any and all liability for use of any information you find in any OListed.com property. The owners/operators of OListed.com assume no responsibility and in no way warrant the accuracy of the information contained in any of the pages published here. Not all ads are created directly by the property owners. Some advertisers may act as agents or managers for the owners.
RENTERS - Be aware that each property sets its own refund and cancellation policies. OListed.com recommends that renters ask for and receive a written notice of the refund/cancellation policy from the advertiser. OListed.com is not responsible for the refund of rental fees for any reason.
None of the information contained in any OListed.com web page is confirmed or warranted by any party. Confirmation of information published herein is the sole responsibility of the renting party. Qualification of all renters is the sole responsibility of the property owner or agent. Always protect yourself when it comes to dealing with someone you don’t know.
PROPERTY OWNERS - If the operators of OListed.com are unable to provide the promised level of service for any reason, including, but not limited to service outages, war, acts of God or negligence, neither OListed.com or it’s owners can be held liable for any costs beyond the pro-rated costs paid by the client for the services which were not provided. OListed.com does not guarantee that the OListed.com web site will be available 100% of the time. By using or continuing to use the services of OListed.com you agree to the terms and conditions of this disclaimer.
NOTICE TO ADVERTISERS - Membership Cancellation Policy
OListed.com listings run on an annual basis. Due to the fact that the vast majority of the work involved in promoting vacation properties on the Internet occurs in the first few weeks (creating the ad, adding photos, etc.) OListed.com is only able to offer a partial refund once your first listing is online. Sorry, but no refunds on second or subsequent listings. Property owners are responsible for investigating and adhering to all local regulations including, but not limited to, permits, licenses, occupancy taxes, and safety compliance.
PROPERTY OFF THE MARKET - If you wish to remove your property from the market, we can temporarily inactivate the OListed.com listing and reactivate it at a future date. Your OListed.com listing stays in force through the original term and the renewal date does not change (the renewal date will not be extended during the time that the property is off the market).
SPAMMING POLICY- OListed.com does not participate in or tolerate the sending of Unsolicited Commercial Email (SPAM) – OListed.com reserves the right to cancel (without refund) any member that mentions OListed.com or any of its associated websites, URLs, or any associated OListed.com email address in any SPAM e-mail message or posting. OListed.com is the sole judge in determining what constitutes SPAM.
MEMBERSHIP POLICIES - OListed.com reserves the right to reject or edit any ad submitted at our sole discretion. Once material has been submitted, edited and posted on our website, it becomes the property of OListed.com and its affiliated sites and may not be copied from the OListed.com web site without written permission.
LOCAL RULES AND REGULATIONS - Property owners are responsible for investigating and adhering to all local regulations including, but not limited to permits, licenses, occupancy taxes, and safety compliance.
ACCEPTABLE CONTENT - Advertisers are expected to follow our acceptable content policy described in these terms and conditions. Those that do not adhere to these policies are subject to cancellation at the sole discretion of OListed.com. By using or continuing to use the services of OListed.com you agree to the terms and conditions of this disclaimer.
FAIR HOUSING ACT - Advertisers with properties in the United States of America take sole responsibility for adhering to the requirements of the Civil Rights Act of 1964, Title VIII (Fair Housing Act). as amended. OListed.com reserves the right to remove any ad, without compensation, it deems to be in violation of the Fair Housing Act; however, OListed.com does not provide a review of ads to determine compliance with the Fair Housing Act. Advertisers unfamiliar with the requirements of the Fair Housing Act can find more information at this link (Fair Housing Act Information) and can find the text of the regulation at this link (Civil Rights Act of 1964, Title VIII).
PERSONAL PROPERTY WEBSITES - OListed.com defines Personal Property Websites as websites that advertise one property, and that property is the same property the advertiser has posted on OListed.com, and is also the same property that contains the hyperlink to the personal property website. OListed.com does not allow hyperlinks within ads to web pages outside of the OListed.com domain that are intended to advertise multiple properties that are not directly posted on OListed.com. OListed.com does not allow hyperlinks within ads to web pages outside of the Olisted.com domain that operate as classified advertising services (free or paid subscription services) or that provide hyperlinks or references to multiple vacation or tournament rental properties.
